Just kidding, but I enjoy this time of the year the best. The sun is bright, but not too hot... the birds are chirping and you get that slight chill when the wind blows.

I love being out in the world with my clients this time of year.

These are some of the ugliest photos I've taken this year.

I have used professional real estate photography companies for the better part of a decade, but I continued to be unhappy with the results. I had issues with composition, editing, and the improper use of HDR.

At the beginning of 2024, we started moving everything in house and it's way more work for me, but the results are worth it.

These ugly photos won't ever make it on the cover of Architectural Digest, but they sure do tell a story about how the house flows and how great the floor plan is designed.

The other reason we prefer to handle our marketing in house is that we can show the house in the exact way we want.

Another property sold after the first agent couldn't get it done. This market is not for the inexperienced.

Things changed quickly once the sellers hired me.

We revamped all of the marketing to ensure that when we re-entered the market, buyers would be excited to see the property rather than feeling like it was just another listing they had already seen online.

We partnered with the local winery to create a stunning video showcasing the house, the winery, and emphasizing that it's only an 8-minute walk from the property.

In addition to these unique marketing efforts, we also implemented essential tools like a detailed floor plan, virtual tours, 24/7 showing service, and, of course, having the best agent around (me).

Using a data-driven approach, we evaluated the market daily to stay ahead of any changes, ensuring we were always one step ahead of all the other houses on the market.

The previous agent had the house on the market for 86 days. We got it sold in just 20 days.
