A headline showing housing starts down 15.4% only tells part of the story.

A more productive way to look at it is that builders are adjusting to demand after an extended period of high interest rates and economic uncertainty. While some see fewer housing starts, I see a market waiting for the next wave of buyers.

According to the National Association of Realtors, just a slight drop in mortgage rates could bring as many as 1.6 million first-time homebuyers off the sidelines. That's a massive amount of pent-up demand currently sitting on the sidelines waiting for rates to drop just a little bit.

And let's not forget the bigger picture: Realtor.com's 2026 Housing Supply Gap Report found that the United States is still short approximately 4.03 million homes. The long-term housing shortage hasn't disappeared simply because builders pulled back for a few months.

People still need homes. They still want to buy. Inventory in most markets remains below the level that historically signals a true buyer's market, and millions of potential buyers are waiting for the right opportunity.

This isn't a housing market collapse. It's a market finding its balance before the next phase of growth.

One of the biggest mistakes investors make is confusing passive with absent.

If you own rental properties, you still need to know your numbers. You should understand your cash flow, maintenance costs, vacancy rates, rental income, property taxes, and insurance expenses. Review your financial statements regularly and make sure your properties are actually performing the way you think they are.

And if your taxes and insurance are escrowed, don't assume everything is being handled correctly. Mistakes happen. I've personally had to sue a mortgage servicer over escrow and tax issues. If it can happen to someone who looks at this stuff every day, it can happen to anyone.

Passive investing means you're not handling the day-to-day operations. It does not mean you stop paying attention. The investors who build long-term wealth are the ones who monitor performance, ask questions, and make decisions based on data instead of assumptions.

Your properties are investments, not pets. Treat them like a business and they'll perform like one.
