Destaging is one of those parts of the process that doesn’t get much attention—but it’s a great reminder that every stage has a beginning and an end. This McKinney home sold quickly with just a few carefully chosen enhancements, and today everything is headed back to storage, ready for the next listing.

One of the biggest trends I noticed at the Dallas Market this year was the return of classic holiday red.

Not the bright, primary reds of years past, but richer, more sophisticated tones paired with velvet ribbon, warm metallics, natural greenery, and layered textures. The result feels timeless, elegant, and inviting.

As with most design trends, it isn’t about replacing everything you own. Sometimes adding a few thoughtfully chosen pieces—a velvet ribbon, a handful of deep red ornaments, or a seasonal accent—is all it takes to give your holiday décor a fresh look.

This lakefront property proves that successful staging isn’t always about bringing in more—it’s about making the most of what’s already there.

The sellers rolled up their sleeves, followed my consultation recommendations, and thoughtfully prepared the home using their own furnishings. We focused on highlighting what made this property special: beautiful lake views, a fantastic boat dock, and an inviting outdoor living space built for relaxing and entertaining.

The result? Under contract in just 34 days, compared to the area’s average of 47 days.

Strategic staging isn’t about creating a different home—it’s about helping buyers see the full potential of the one that’s already there.

Sometimes the most rewarding part of occupied staging isn’t bringing in something new—it’s discovering how to make what’s already there shine.

The seller had this incredible hand-painted console, complete with whimsical mermaids in rich blues and reds. Rather than compete with it, I leaned into its story. A cobalt blue lamp echoed the artwork, the seller’s Asian import figurines reinforced the color palette, and a simple stack of books, gold catch-all, and fresh greenery completed the vignette.

That’s the art of occupied staging. It’s part problem-solving, part design, and part visual storytelling. Every home has something worth highlighting—you just have to know how to pull it all together.

I have to admit…I’m crushing on how this one turned out. 💙
