Mortgage rates edged up to 6.09%, but Freddie Mac says buyer optimism is growing as rates remain nearly a full point below last year.

“With the economy improving and the average 30-year fixed-rate mortgage nearly a percentage point lower than last year, more homebuyers are entering the market,” said Sam Khater, Freddie Mac’s chief economist.

Would you buy a new construction home? Prices for newly built homes fell to a four-year low in the fall as builders cut prices, according to a report delayed by the government shutdown. The median price dropped to $392,300, down 8% year over year and the lowest since 2021.

About 40% of builders reported cutting prices and 67% offered incentives like mortgage rate buydowns, moves aimed at easing affordability pressures and attracting buyers back into the market.
