Mortgage rates have been holding in the low 6% range for a few months now, and we’re finally seeing buyer activity start to pick up nationally. Pending home sales just reached their strongest level since early 2023, a sign that some confidence is returning to the market.

That said, price growth remains fairly flat overall. Some markets are up, others are cooling, which is why headlines don’t tell the full story. Here in Plano and Richardson, we’re seeing small, normal shifts - not dramatic changes - and that makes pricing and strategy more important than timing the market.
