Starting in March 2020, rent prices through the DFW metroplex fell sharply in response to the COVID-19 pandemic. Some submarkets saw double-digit rent drops and 'Covid Connessions' became part of everyday conversation. However, a new study by Apartment List shows that average rents are back above pre-pandemic levels. Neighborhoods seeing the highest Y-O-Y rent growth include Addison at 9.5%, Arlington at 10%, Carrollton at 8.9%, and Fort Worth at 7.7%. Over sources including CoStar expect average rent growth across the metroplex for 2021 to be between 8-10%.

The Census pegged 2020 population growth at 120,000. Even in the midst of the pandemic, that mirrors the scale of annual growth we’ve seen in DFW for several years. Experts also expect our population to hit 9 to 9.5 MILLION by 2030. Again, that growth rate is consistent with our longer-term trends.

Lately I have experience concerns from homebuyers and homeowners regarding a housing crash. With low interest rates and extremely high demand for real estate many are worried about a similar situation we had in the years surrounding 2008 and 2009. With that being said DFW and Texas overall regarding infrastructure development is at an all time high. DFW is the place to buy and although there is never a guarantee your equity is likely to remain safe and profit from a home sale long-term almost certain.

The healthcare industry is growing and people are renting more than ever in the DFW area.

Developers have kicked off construction on a transit-oriented development in Dallas' medical district.

Austin-based Oden Hughes is building almost 300 residential units in the first phase of the Lenox Maplewood apartments on Denton Drive near Inwood Road.

The apartment community is being built next door to DART's Inwood/Love Field rail station. The property is now occupied by a vacant shopping center and an empty lot that was the site of an apartment complex. The shopping center previously housed Elliott's Hardware and the popular Herrera's Café.
