When a home is involved in a divorce, the questions can pile up quickly.

What happens if one person wants to stay? How is equity handled? And if there is a disagreement, how much weight does the appraisal actually carry?

A professional appraisal helps take some of the emotion out of the conversation by establishing an independent, well-supported opinion of value. That can give both parties, their attorneys, and other advisors a clearer starting point for the decisions ahead.

The Thinker meets The Three Musketeers 🤔

When UAD 3.6 gives you enough to think about that the inspection turns into an accidental resemblance of a Renaissance sculpture with bright pink booties...

Drew, David, and Chris recently took 3.6 out for a test drive on a property that gave them plenty to ponder. Unusual ceiling heights, tricky feature classifications, unique spaces... basically the perfect place to find out how the new reporting requirements hold up outside of a training manual.

And that’s exactly why we’re doing this now.

UAD 3.6 is bringing some significant changes to the appraisal process, and our team wants to understand those changes firsthand before the broader rollout. The more we learn in the field today, the better equipped we’ll be to help our lender and Realtor partners understand what’s changing, what to expect, and how it may affect the appraisal process.

So yes, there was a lot of serious professional development happening here.

There was also apparently a coordinated effort to become The Thinkers of UAD 3.6. 😂

“I knew that I did not know.”

There’s a lot of wisdom packed into that sentence.

Early in his appraisal career, Drew knew he could analyze property. Land, acreage, market behavior, the pieces that make real estate interesting... that part came naturally.

But he also recognized there was another layer he didn’t fully understand yet: the GSE requirements and the secondary-market side of lending appraisal work.
So, he learned it.

He pursued the designation, not because he wanted more letters after his name, but because he wanted to close the gaps in his own knowledge and become a better appraiser for the people relying on his work.

And here’s the part we love most: earning the designation didn’t mean the learning was finished.

It never is.

There will always be another market to study, another complex property to solve, another regulation to understand, and another opportunity to get better at the work.

That mindset has shaped a whole lot of what we’re building at MacDonnell Appraisals.

Some feedback just hits differently. 💛

Today, we received both a handwritten thank-you card from an agent we work with regularly and an incredible five-star review from a home buyer. Both recognized things we care deeply about: being responsive, professional, straightforward, and willing to take the time to educate and answer questions.

The truth is, we don’t go above and beyond for the recognition.

We do it because we believe our clients, industry partners, and community deserve to be treated the way we would hope someone would treat our own family when they’re navigating something as important as real estate.

That’s the standard we aim for every day.

But when someone takes time out of their day to send a card, leave a review, or simply tell us that our service made a difference? That’s the cherry on top.

How often should a property be appraised for estate planning or probate? 🏡

Real estate is often one of the largest assets in an estate, and relying on an old estimate, tax assessment, or online valuation can create unnecessary risk.

A professional appraisal provides a well-supported opinion of fair market value that can help with estate planning decisions, equitable distribution among heirs, probate documentation, and future tax considerations. For inherited property, the property’s fair market value as of the date of death can also play an important role in establishing tax basis.

There isn’t one appraisal schedule that fits every estate. A good rule of thumb is to revisit value when the estate plan is updated, when the property or local market has changed substantially, or when a specific valuation date is needed for probate or tax purposes.

Guessing the value of an estate asset is a risk no family should have to take. An independent appraisal gives families, attorneys, accountants, and executors a credible number to work from.
