Yesterday, Drew had the opportunity to spend time with an incredible group of Kansas City bankers, funders, advisors, and community partners at a ScaleUP! KC connection event hosted at the Kauffman Foundation.

What stood out most wasn’t just the number of conversations we had. It was the people behind them. People who genuinely care about helping local businesses grow, solving problems, opening doors, and strengthening the Kansas City business community.

At MacDonnell Appraisals, so much of our private appraisal work, including divorce, estate, litigation, and property tax matters, intersects with the work of lenders, attorneys, financial professionals, and other trusted advisors. Building real relationships with the people serving our clients makes all of us better at what we do.

I’m grateful for the conversations, the new connections, and the familiar faces in the room this morning.

Four years in business, and it’s pretty incredible to look back at just how far we’ve come.

In this podcast clip with Dustin Harris, The Appraiser Coach, Drew talks about the drive, determination, and constant learning that have helped MacDonnell Appraisals grow. But more than anything, he credits the people behind the company.

Because none of this happens without a great team. 💯

We’re incredibly grateful for Drew, Brooke, David, Chris, Diana, and Audrey, and for everything each person brings to the table.

We also want to give a special shoutout to Sharon!! Although she is no longer with MacDonnell Appraisals, she played an important role in helping us grow our private appraisal business and contributed significantly to the progress we’ve made over these four years.

We’ve learned a lot, grown a lot, and still have plenty of goals ahead of us. We’re just grateful to be building it with such good people.

📊 This Week in 5 Numbers: Kansas City vs. the U.S. housing market.

The numbers on these slides are simple. The story behind them is a little more interesting.

Here in Kansas City, there were 6,270 active residential listings with a median asking price of $399,950 as of September 25, along with 679 new listings added during the latest week. That gives buyers more options to consider, but it does not necessarily mean we have moved into an oversupplied market.

The latest KCRAR/Heartland MLS monthly data helps put that into perspective. Existing homes had just 2.4 months of supply in August, compared with 4.9 months for new construction. Existing homes also posted a median closed-sale price of $334,200, while new construction came in considerably higher at $499,900.

That difference is important. Asking price, sale price, inventory and months of supply all tell us something different about the market. None of them, by themselves, tell us what a particular home is worth.

Nationally, inventory climbed above 1.17 million active listings, 5.8% higher than the same period last year. At the same time, the median asking price slipped 1.3% year over year to $419,500. Homes spent a typical 61 days on the market, actually one day faster than the same week last year.

Then there is affordability. Freddie Mac reported an average 30-year fixed mortgage rate of 7.03% on September 24, up from 6.95% the week before. Higher borrowing costs continue to influence purchasing power and housing decisions, even in markets where supply remains relatively tight.

New construction is telling its own story, too. The U.S. Census Bureau and HUD reported new-home sales at a seasonally adjusted annual rate of 684,000 in August. That was up 6.4% from July, but still 2.0% below August 2025.

The takeaway? There really isn't one single "housing market."

National trends give us valuable context, but real estate remains highly local. Even within Kansas City, conditions can change considerably by neighborhood, property type, price range and whether we're looking at existing homes or new construction.

And from an appraisal perspective, broad market statistics are context, not a substitute for analyzing the competitive market surrounding an individual property.

And what a year it’s been.

We are deeply saddened to learn of the passing of Don Gossman.

Don was a mentor and friend to Drew, and his impact reached far beyond those who had the privilege of knowing him personally. Through his dedication, knowledge, and service, he made a lasting mark on the appraisal profession and earned the respect of so many throughout the industry.

Our hearts are with Don’s family, friends, colleagues, and the many people whose lives he touched. We hope they find comfort in the memories, relationships, and lasting legacy he leaves behind.
