Buying new construction? That “builder warranty” isn’t always what it sounds like.
Many warranties protect the builder, not the buyer — and once you sign, you may be locked into arbitration.

This home excluded the chimney and fireplace from unacceptable conditions — I still encouraged an inspection for peace of mind.

Selling? Don’t overspend on carpet before you list! Buyers don’t expect sellers to replace yucky carpet with high end. Take advantage of an opportunity that other buyers might not be able to look past. Most buyers can’t get past gross, old, and dirty carpet.
