Same house. Same rooms. Different presentation. You don’t get to explain a room to someone who already swiped past it. The same house is currently for sale again—and it’s been on the market for almost two months. I am sharing a previous home of mine.

Staging helps buyers understand the size and function of a room, gives their eye somewhere to land, and—most importantly—helps them imagine what living there could actually look like.

Sometimes a house doesn’t sit because of the marketing. It sits because of seller behavior.

Marketing gets buyers through the front door.

But marketing can’t fix:
• An unrealistic price.
• A house that’s never ready for showings.
• Refusing reasonable repair requests.
• Rejecting strong offers while waiting for a “better one.”
• Negotiating with emotion instead of the market.

A great marketing strategy matters—but it isn’t magic.

The best results happen when great marketing meets a seller who’s willing to work with the market instead of against it.

The market just ghosted sellers and some of them still think it’s April. 👻🏡

If you’re a buyer who’s been getting your teeth kicked in for the last few months, this is probably the best news you’ve had all year.

If you are the sellers and you are on the market right now - 12 offers in one weekend isn’t the baseline right now.

People will argue over a Zestimate like it’s fact. Ask them how Zillow came up with the number, and suddenly it’s crickets.

Until you discover what’s underneath.

A little paint can hide a lot, which is why inspections and due diligence are so important.
