For Housing Notes author Jonathan Miller, reports like Compass’ analysis that says pre-marketed homes sold for 4.6% more, are closer to “press releases rather than credible independent research.”

“I’m not a data scientist, I’m a market analyst with common sense and a healthy dose of skepticism about self-serving studies,” Miller writes in his latest column.

Diving into Zillow’s and Compass’ positions – and his own personal history with the latter’s CEO Robert Reffkin – Miller lays out two main criticisms of the touted benefits to a private listing strategy: a lack of informed consent among sellers and the study’s “twisted pretzel logic.”
