Several months ago my friend approached me with plans to sell their family home. They had made the decision to move out of state to be closer to family. I went over options of how to get them the most money in the shortest amount of time. They had wanted to wait a few months until the school year ended.
Option One was to clean up the best they could and list the property while they were still living in it. This would have been the fastest but not the easiest nor most profitable as the home needed some minor updates and repairs and they had four active boys so keeping the home ready for showings would be a challenge!
Option Two was to wait until the school ended and they were fully moved out. This would allow me to bring my design and construction teams in for updates and staging which I knew would bring them a higher price. My clients trusted me and agreed to go with option two and so we setup a timeline and schedule to get started.
Soon as they moved out I got my crew in to start work on our recommended updates. Within a week we made some needed repairs, refinished the hardwood floors, installed new closet doors, painted the whole house and refreshed the landscaping. Then my staging team came in and made the home even more magical. Photography, videography, and marketing teams followed. We were active on the market the following week.
The first weekend of open houses we had over fifty parties stop by. There was little inventory on the market and this home was truly special and showed really well. We received an all cash offer the Monday after the open houses. Tuesday we received another two offers and two more on Wednesday. In total we received five offers in just a few days and three of them were all cash with short escrow periods.
We made counter offers and within a few days accepted an all cash offer over asking and closed escrow in three weeks! My clients were thrilled.
So grateful for amazing friends who became wonderful clients. Thankful they fully trusted in me and my process. We will miss them and are happy for their new life.
