I’ve been talking with many homeowners who have mortgages at low rates around 2%, and they’ve said they can’t imagine buying right now. I understand that sentiment, but consider this scenario:

Let's say your current mortgage payment is under $2000 per month. If you rent out your current home, you could get $3000 per month. Now, you buy a new home with 3-5% down and a 6.8% rate. This new home has an ADU that can rent for $1800 per month, leaving you with a remaining mortgage payment of around $2500.

By applying the $1000 cash flow from your first home to your new home, you end up paying $500 less per month than your first home with a 2% rate, while also building long-term wealth.

This example is based on a new build available right now, featuring a 5 bed, 3 bath main house and a 3 bed, 1 bath basement rental. I’m here to help answer any questions and assist you in taking this next step.
