Real Estate tip

How are your negotiating skills? If you are not professionally trained in negotiating, make sure you hire a representative who is. I cannot tell you how many huge mistakes I have seen during the negotiation phase of a real estate transaction. Some quick tips are

1. Never tell any potential buyer the offer amount of another buyer. If anybody asks you what range they need to be in to beat the other offers, just say something to the effect of "I would recommend you bring your strongest offer, we have had a lot of interest".
2. Do NOT do their negotiating for them. If they want you to tell them how low you would go. Tell them to prepare a written offer and you will respond. Never get into a verbal back-and-forth while negotiating price.
3. When multiple offers come in do not just pick the highest one, do your research on which offer is most likely to go through, and then use the multiple offer situation as a scenario to encourage a bidding war.

These are just a few small ways to help. In reality there are dozens if not hundreds of strategies to use during the negotiating phase of a transaction. Make sure your Realtor is confident when it comes time to negotiate the highest price for you.

The stock market is down right now. But that doesn’t mean that you can’t invest!

The best thing to do in a time like this would be to focus on something more stable, like the housing market.

Also, making regular contributions to your 401(k).

These are great options for long-term investors because they take emotion out of the equation and keep you from selling out during market lows and buying in at market highs.

If you are thinking about investing in one or multiple properties, consider using an LLC to purchase them.

An LLC (limited liability company), can help you with risk management. Meaning anything that should happen on those properties, you are not held personally responsible for.

Additionally, having an LLC can protect your retirement fund should something occur on the property.

Jumping through hoops for is what builds strong relationships.

Going the extra mile for a client (or really anybody in your life) goes much further than you may know.

Even something as little as buying them an inexpensive gift to greet them with can make a colossal impact on their decision to go with you.

If you’re selling a home, you may want to rearrange your furniture in a fashion that makes it easiest to get from one room to the next. (While keeping the aesthetic, of course)

Buyers like to see as much as they can! Make it easiest for them to do so!

Begin saving for the down payment on your future home early.

It’s common to put 20% down, but with so many lending options, for some buyers, options get as low as putting 0% down.

However, putting down less than 20% may mean higher costs and paying for mortgage insurance.

Always make sure to talk to your lender about what options are best for you!

Beware of wire fraud!

People can hack your title company or your real estate agents email and give you false information about where to send your down payment!

I personally know a realtor whose client was scammed out of their entire retirement fund. Over $300,000. All because they thought they were sending it to a safe place.

Whenever you get instructions to send money anywhere during a real estate transaction:

1. Call your agent and make sure it came from the right place

2. Verify any routing numbers with people you actually trust over the phone.

3. Actually read the number to them over the phone and make sure they verify it.

When buying or selling a home do not let things get personal. Avoid getting emotional in any way.

Buying/selling a house can be a very stressful process. The problem is, many people allow their emotions affect their decision-making.

This is one of the biggest mistakes a buyer or seller can make, because you may end up giving up on a great deal, or losing a great deal of money if you let your emotions get the better of you.

When you are choosing an agent, pay attention to who answers their phone and who calls you back quickly.
Your Realtor can make or break a deal. You need to make sure you hire one that is available to negotiate and make Real Estate work for you!
