Why have an agent when building? 🏗👷🏼‍♂️

1. I build more homes in a month than the average person will build in a lifetime. Nearly 30% of my business is new construction.

2. Due to my volume, the builders give me inventory that not many agents will have access to. They put their best contractors on my homes to ensure that we continue bringing them business.

3. I know the ins and outs & what potential issues to look for as the home is constructed. I work to catch them early on, where changes can easily be made.

4. I have relationships with the super contractors, and they make sure my clients are well taken care of.

5. It doesn’t cost you as the buyer. Having us in the deal often actually saves you money due to our relationships.

Another one sold, and a new high bar set with comps for this neighborhood. As a seller, why is it so important to have the high bar pushed up? Some neighborhoods stagnate. Purchase prices are rarely pushed. Anyone, and I mean anyone can sell a home at a conservative value in this market. It is easier for agents to price low. Very little effort is required. This results in poor equity gain. When we list, we list high, and put the marketing necessary behind the home to ensure the absolute highest net for our clients.

Want to make an extra $150k? When this client reached out, they had just signed with a flat fee broker that promises to save commissions. (You have seen the billboard’s) They were about to list the home for $1,050M. After showing them my marketing plan, they called and canceled their contract with the first company, and asked me to list the home. As planned, we listed high, upon launching my marketing system, we landed a full price offer for $1,200M. My clients made $150k more than the original list price proposed by my competitor. Had they listed with the other company, they would have saved a few thousand on listing fees, but would have lost over $130k on price. Don’t step over dollars to save pennies! Another home
