We had this home on the market last year and couldn’t quite get the offer we were aiming for, so we made the strategic decision to pull it off. During that time, there were a few serious buyers keeping an eye on it—but they weren’t in a position to get pre-approved yet.

Fast forward to the new year: rates dropped, those same buyers got qualified, and we were able to put a deal together off-market that worked for everyone.

This one came straight from my investor network — completely off-market and the kind of opportunity you don’t see hit Zillow. Deals like this are all about who you know and being in the right rooms.

Comps in the area are pushing ~$850K, and we were able to lock this one in at a serious discount, setting it up perfectly as a long-term flip/hold.

What made this deal interesting is I couldn’t officially represent my client on the purchase due to the probate already having a deal in place — but I still sourced the opportunity, guided my client through every step, and helped negotiate to make sure it made sense.
