The National Association of REALTORS® recently surveyed homeowners about their remodeling projects. Here are a few surprising findings:

• 46% said they enjoy their home more after remodeling.
• 43% reported feeling happier after completing a project.
• Comfort and functionality ranked among the top reasons people remodel.
• Many homeowners choose to remodel to better fit their lifestyle, not just increase value.

Take the one that says homeowners need to do a big remodeling project (think HGTV gut rehab) to get a worthwhile return on investment or happiness. Not necessarily, according to the most recent National Association of REALTORS® “Remodeling Impact Report.” The survey found that homeowners can get payback and joy from several smaller, lower-dollar-value home improvement projects.
The chart is hard to see in the picture, so the smaller projects that bring joy are: Painting the entire interior; painting one room; add a new home office; hardwood floor refinishing; new wood flooring; closet renovation; insulation upgrade; attic conversion to living area; complete kitchen renovation; kitchen upgrade; basement conversion to living area; bathroom renovation; add or upgrade laundry area; add new primary bedroom suite; add new bathroom.

1. UPDATE OUTDOOR LIGHTING - Replace outdated or rusted fixtures, and clear away vegetation blocking existing lights.
2. CLEAN YOUR HOUSE'S SIDING - While cleaning, visually inspect for cracks or holes and seal them to keep out winter drafts and pests.
3. FOCUS ON YOUR FOUNDATION - Walk the perimeter of your home and inspect the masonry for crumbling mortar, cracks, or holes. Patch minor fractures with hydraulic cement, and make sure soil slopes away from your foundation to prevent water pooling.
4. SEAL YOUR DRIVEWAY ASPHALT - Apply a quality asphalt sealer to protect your driveway from the elements. The temperature must be above 50°F for the sealer to stick properly, making early summer the ideal time for this task
