Here is some insight into our local real estate market in the Tri-Valley. The higher interest rates we see today would usually suppress demand, but it has caused only somewhat of a pause in demand, but more is needed to account for the dearth of listings.
What is the result of this unique market? For one, home prices are steady or increasing a bit, and new construction home sales are flourishing due to slightly slow down of sales from low market inventory.

BTS, March has been a very busy month! The market has been picking up with lots of inquiries, showings, appts, and admin work but nonetheless lots of exciting news. I've also been getting a lot of questions regarding the CALHFA since it was released yesterday (March 27th!).

The CALHFA also known as the DREAM FOR ALL is a new gov't aid program that allows buyers to receive a 20% down payment (no interest) to buy their first home. This is big news as it will make the impossible very much possible for homebuyers who want to buy a home in California! As you know homes in Cali are way too expensive so it's hard for buyers to save for both a down payment and afford the monthly payment.

If you or anyone you know may be in the market to buy a home soon, here is a heads-up: a quick snapshot of the current housing trend in the U.S. From field experience, these numbers are pretty aligned with our local market in the Tri-Valley right now too.

A majority of buyers right now are first-time home buyers, especially those that have been holding out and waiting for the market to stabilize. Inventory has gotten slightly better as we are coming into spring but nowhere near great and at an all-time low. Properties are no longer selling well below list price as pricing has been carefully researched before coming onto the market. Similar to the Tri-Valley, we see homes having multiple offers. Here in Pleasanton, Dublin, Livermore, and San Ramon, we see homes with 3+ offers now while national data is showing 2.7 offers on most recent sales. From what I'm observing, this seems to be going "back to the normal market", pre-pandemic times.

There is a chance of more demand with the gov't easing of the economy to adapt to the recent banking crisis. They may have to hold off on increasing interest rates and see them coming down.

Feb 2023 Local Market Update ๐Ÿ“ˆ.

We are starting to see buyers out on the hunt again and it's no coincidence. A big topic in real estate recently is many brokers are calling for another market shift coming soon but personally, I think it might be a bit too early to predict this. The buyer increased demand in the last month could have resulted from the dry winter season home sales or from a real market shift that might be emerging for the reasons below:

1. Stock market is recovering. S&P 500 is now above the $4,000 mark and is on track to be a good year. Real Estate typically follows after the stock market.
2. Labor market is still very strong despite layoffs, and because of this, the government is unable to declare a recession.
3. Real Estate market is aware of the expected predictable interest rate increase and when the federal interest rate will start going back down (Q2 of 2023).
4. Mortgage applications were up 28% last month, buyer demand has increased while inventory is still very dry.
5. National CAR Association (California's real estate association) announces and estimates a 5.2% housing price increase by end of 2023.

Insight from a realtor's recent on-the-field experience, new homes that hit the market went pending in less than 7 days with multiple offers which surprised a lot of competing buyers! More data should be caught up and showing soon. Tri-Valley homes had up to a 39% pending rate increase compared to the week before.

What is more important is what a market shift might mean for you if it occurs in the next couple of months. Are there going to be a bidding war and house prices will drive themselves to the moon again? Not so much the case this time because the interest rate is still much higher, unlike in 2020 when you can get a loan for under 3%. The big and main difference with this market shift this time around is you will see seller credits disappearing and no drastic price cuts anymore.

I do think with the market shift, prices will keep consolidating in this range (slightly higher or lower depending on inventory) until fed interest rates start decreasing latter half of this year. If you are thinking about buying now, it might be a good idea depending on your circumstance. Real estate prices right now are still low from the dry winter season aftermath and might be at their bottom if followed by the stock market which means it's time to buy in.
