He did it! Graduating from Indiana University with a Data Science degree, Ethan is a college grad and staying at IU for his Master’s degree this fall. And with Mother’s Day tomorrow I couldn’t be more proud. What an unforgettable moment. Happy Mother’s Day to you all! ❤️

The Dream For All Down Payment Assistance Program application opens Feb 24th and closes March 16th, 2026. Here’s what you need to know! 🏠Thank you, Maureen Torretto at Secure Choice Lending, for being my expert guest and sharing your knowledge.

- This is a shared appreciation down payment assistance program offered in the state of California.
- It helps buyers overcome the down payment barrier
- It’s not free money, but it’s also not a traditional loan
- First-generation buyer requirement
- All people who have been in a foster institution automatically quality the first generation home buyer criteria
- Income limits based on county
- Minimum credit score requirement and reasonable debt-to-income ratios
- Must occupy the home as a primary residence
- Repayment occurs at sale, refinance, or payoff
- State receives its original contribution + a share of appreciation but buyer still builds equity 80% equity
- Many buyers wouldn’t own at all without this help
- Complete required education and understand your numbers. A lender will guide you through this process. Choose a lender who is authorized to be a Dream For All lender.
