The real test is when things don’t go as planned. 👀

When the appraisal comes in low, the inspection gets tense, the buyer gets nervous, or an unexpected issue changes the direction of the deal, that’s when you find out what kind of support you really have.

Six years ago, my husband and I made the cross-country move from the East Coast to the Tri-Valley. Looking back, there are definitely things I would have done differently, and I wish someone had shared them with me before we moved.
That’s why I’m sharing some of those lessons here.

While you may not be able to avoid every challenge that comes with relocating, simply being aware of these common experiences can make a big difference. Many of them are a natural part of adjusting to a major life transition, but recognizing them for what they are can help you navigate the process with less stress and settle into your new home and community much more quickly.

Hiring a listing agent shouldn't feel like a coin flip when your biggest asset is on the line.

A lot of sellers choose an agent based on what looks impressive at first glance. Sales volume. Years in the business. A handful of great reviews.

Those things matter, but they don't tell you what it's actually like to work with that agent when it's time to sell.

The agents worth hiring stand out in other ways.

They welcome tough questions. They have a clear strategy before your home ever hits the market. They know how to position your property, negotiate effectively, and keep you informed every step of the way.

The real difference isn't what happens after the sign goes up.

It's everything that happens before it.
