The August numbers tell an interesting story for anyone watching the Tri-Valley market right now 📊 With a median sales price of $1,660,000 and homes selling right at 100% of list price, we're seeing a market that's holding its value while staying active. Pleasanton continues to lead on price per square foot at $809, and Moraga saw a standout sale close at 105% over asking, which tells me buyers are still willing to compete hard for the right home. Homes are moving in the low-to-mid 30s on days on market, so while things aren't as frenzied as a couple of years ago, well-priced properties are absolutely finding their buyers.
My advice if you're thinking about selling this fall: pricing strategy matters more than ever. That 100% sale-to-list ratio isn't an accident, it's the result of sellers pricing thoughtfully rather than reaching. And if you're buying, don't let the higher inventory fool you into waiting, because the strongest listings are still going quickly and often over asking. If you'd like to talk through what these numbers mean for your situation, I'm always happy to help. Reach out anytime! 🤍
