Which one is best — adding yourself to title or creating a living trust? 🏡🤔

Now THIS is the conversation I ended up having with a client I’ve known for about 6 years.

And although he already knows I’m not an attorney — yes, I said it AGAIN during our conversation 😂 — this was not legal advice. I was simply sharing my personal experience, what I’ve learned along the way, and some things for him and his family to think about.

And he knows if I don’t have the answer, I have a network of professionals I can send him to, including an attorney who can properly advise him.

But more than anything… kudos to him for having the conversation NOW. 👏🏽 Estate planning doesn’t have to wait until something happens.

And I appreciate the trust and confidence he has in me to still call me 6 years later when questions like this come up. 🥹🏡

Sometimes I know the answer. Sometimes I know who does. Either way, I’m a resource. 🤎

👇🏾 Would you ever consider buying a home with family if it helped you become a homeowner sooner? Why or why not?

🏡 What if we’ve been asking the wrong question?

For years, we’ve asked:
“Can “I”afford to buy a home?”

But with today’s home prices, interest rates, and affordability challenges... maybe some families should also be asking:

“Can “we” afford to buy a home?”

I’m not saying buying with family is the right choice for everyone. But for some families, it could be the difference between continuing to rent and building generational wealth together.

Sometimes the path to homeownership isn’t just “me” it’s “we”. ❤️🏡

🏡 I bought this property during the early stages of building my real estate portfolio. My original plan was to eventually convert the detached garage into additional living space and increase the property’s income potential.

Then...I built my first ground-up ADU. 🔨✨

That project taught me far more than I ever expected about site planning, logistics, architects, engineering, construction, tenant flow, and what actually makes a property work for the long term.

Once I had that experience, I looked at this property through a completely different lens. 👀

I realized the way the detached garage was positioned would limit my options. Could I have built something? Absolutely. But it wouldn’t have been the best layout for future tenants or for keeping the property easy to manage with low vacancy.

That’s when I made a decision many real estate investors eventually have to make.

Just because a property is good doesn’t mean it’s still the right property for your strategy.💡

Selling this rental wasn’t about giving up on real estate. If anything, it strengthened my belief in investing with intention. It was about applying what I’d learned and making room for opportunities that better align with where I’m headed. 🏡📈

One of the biggest lessons investing has taught me is this:

Don’t fall in love with the property. Fall in love with the strategy. ❤️➡️📊

Sometimes...the smartest investment decision isn’t buying another property.

Sometimes it’s knowing when to let one go. 💚

The plan is working. 🏡💛

My mother-in-law left her home to my husband and his brother.

Her son was able to buy his own home. We decided to keep Granny’s house.

Now our boys are already talking about keeping it for their kids one day.

That’s when it hit me...

❤️ The plan is working ❤️

One generation made a decision that created opportunities for the next. And if we’re intentional, maybe our boys will continue that legacy.

Sometimes generational wealth doesn’t start with millions. Sometimes it starts with one home and a family that’s committed to keeping the cycle going.

✨ Funny how one conversation can change your perspective...

For the longest time, I thought I had two separate passions: real estate 🏡 and Family Funnance 💰.

Then a client asked me a simple question that made everything click.

Real estate is one of the “vehicles” to build generational wealth. Family Funnance is the “toolbox” that helps families make smart financial decisions along the way.

I don’t start or stop at the closing table. ❤️
