SECOND CHANCES CAN BRING BETTER RESULTS.

When 278 Estabrook came back on the market, my sellers were understandably disappointed.

I told them, “You have a great home. Don’t let one setback make you lose confidence. Let’s put it back on the market and give it another chance.”

And we did.

BOOM 💥 — great turnout and 10 OFFERS, even more than the first time!

One agent even told me, “I don’t know how you did it… condos and townhomes are tough right now. Great job!” 😆

After carefully reviewing price, terms and certainty of closing, my sellers chose a strong ALL-CASH offer. 🙌

Real estate doesn’t always go perfectly the first time. Sometimes we adjust the strategy, keep working, and create a better outcome.

Real estate is a long game. 🏡

I was recently helping a client review the value of a property she purchased in Lafayette back in 2000 for around $700,000.

Today, I would estimate the home is worth around $2 million — and over the years, she has also collected rental income along the way.

It’s a good reminder that real estate doesn’t have to be about perfectly timing the market.

Markets go up and down, but over the long term, ownership can create value through appreciation, rental income, and mortgage paydown.

“We don’t wait to buy real estate. We buy real estate and wait.”

Now the owner has an interesting decision to make:

Would you sell a $2M property today, or keep it and continue renting it out?

I’m curious — what would you do?

最近在帮一位客人重新评估她在 Lafayette 的房子现在大概值多少钱。

她是在 2000年左右，用大约 $700,000 买入 的。
