Ok, so this is a misinterpretation of data. The article claims that the median price of a home listed in Marin county has dropped from a high of $2.1M in April 2022 to 1.2M in Aug. While this may be factually true, that metric doesn’t hold any value without referencing the mean home price as well. The median may indeed widely fluctuate while the mean may stay relatively flat. I’m low inventory situations, this wouldn’t be unusual. If the median is not close in value to the mean, it just means the number of listings might include more listings on the lower end… or fewer high end listings.
