It's time for the defect of the day!! Woot!!

Today's defect is annoying. It's reversed hot and cold water lines behind the trim plate of this shower valve. Imagine cranking this handle up to hot to get that shower all steamed up after a long, hard day at work.....and all you get is cold water. "Honey, did you pay the gas bill??" LOL!!

What's annoying is that it's a pretty simple fix, but it does require shutting the water off to the entire house for a half hour or so. Most shower valves like this one have a reversible cartridge in them that pops out, rotates 180 degrees, then pops back in with the water lines corrected.

The recommendation is correction by a licensed plumber.

It's time for the defect of the day!! Woot!!!

Heat transfer is an engineering science that affects so much of what we do every day, yet I find that many people lack an understanding of how it truly works. Because of my engineering background, finding defects like these occluded fins on this AC condenser compressor unit comes easy for me. This AC is going to STRUGGLE to keep the 3,000+ sq. ft. home cool during the hot months even though it's a 5-ton unit.

HVAC maintenance is very important. These systems are quite expensive to replace and repair, but a simple annual cleaning and visual check can provide returns on your investment.

The recommendation is cleaning by a qualified HVAC technician.

It's time for the defect of the day! Woot!!

When you inspect IN THE RAIN it makes it easy to spot problems with the roof drainage system. Here, we have an obstructed gutter that's overflowing, dumping water out in front of the garage....

Instead of being directed safely away from the structure, that water can be saturating the soil right at the foundation. Over time, this can lead to moisture intrusion, settlement, and damage to structural components. What looks like a simple maintenance issue can turn into costly repairs if not addressed.

Keeping gutters clean and ensuring proper drainage is one of the most important — and often overlooked — ways to protect a home.
