May 2026 | Philly Metro Market Update

May told an interesting story. Not every county moved in the same direction, and that's actually worth talking about. Bucks County was the runaway winner, jumping to $564,000, up 6.4% from April and 8.5% from last May. That's a serious move. Montgomery crossed $515K and Delaware quietly climbed to $375K. Chester held firm at $575K. The real standout this month is Bucks. It's been building all spring and May was its moment.

📍 Philadelphia $290,000 ▼1.1% MoM | ▼0.0% YoY
Essentially flat year over year. The city is doing what it does — steady, resilient, unbothered by the swings above it.

📍 Montgomery County $515,000 ▲4.0% MoM | ▲1.0% YoY
Back above $500K and trending in the right direction heading into summer.

📍 Delaware County $375,000 ▲2.1% MoM | ▼5.8% YoY
Solid month-over-month gain. The YoY comparison is a tough one — Delco had a big May last year. Context matters.

📍 Bucks County $564,000 ▲6.4% MoM | ▲8.5% YoY
The story of the month. Bucks is having a year.

📍 Chester County $575,000 ▲0.2% MoM | ▼1.7% YoY
Still the price leader. Holding its ground at the top of the market.
The spring selling season is wrapping up its strongest stretch in two years. Inventory is still the wildcard. If you have a home to sell in Bucks or Montgomery right now, the market is listening.

AGENT TIP: Accuracy counts in your MLS listings. Appraisers cannot use the comps that we cannot find. Here's an example of the perfect comp that could have saved your deal but, the appraiser couldn't find it because it was listed as being "Detached". 😢

April 2026 | Philly Metro Market Update

Spring didn't just show up in April. It kicked the door open.
Every single county posted month-over-month gains. All five. At the same time. That's not a coincidence. That's a spring market hitting full stride.

📍 Philadelphia $295,000 ▲7.3% MoM — The city put up its biggest number since last spring and crossed $290K for the first
time since May 2025. Buyers are back and they mean business.

📍 Montgomery County $500,000 ▲4.2% MoM — Half a million dollars. Montco crossed a psychological threshold this month and didn't look back. Up 3.1% from April 2025 too. Sellers are absolutely in the driver's seat right now.

📍 Delaware County $380,000 ▲5.6% MoM — Delco posted its strongest number in over a year and is up 8.6% year over year. That's not a trend. That's a statement.

📍 Bucks County $536,700 ▲2.2% MoM — Steady climb continues. Up 5.2% from April 2025. Bucks has been remarkably consistent and spring is only adding fuel.

📍 Chester County $567,500 ▲4.4% MoM — Still the region's price leader, still commanding a serious premium. The one county with a YoY dip at 2.2% but that's relative. We're still talking about $567K median. Nobody's crying in Chester.

The Big Picture
Five counties. Five green arrows. That's the April story.
The spring selling season is in full stride and the data backs it up. Demand is clearly outpacing available inventory across the metro. When every market moves up simultaneously, that's not coincidence. That's buyers competing for limited supply.
The window for sellers is open right now.

Attorneys: If you have estate or probate work in the pipeline, April's numbers make a compelling case for moving quickly. Pennsylvania's 5% inheritance tax discount for payments within 3 months of death is still on the table, and with values where they are, that math is very real.
