6 things that make me pause when touring homes 👀
Not every issue is a dealbreaker… but these are definitely things I start asking more questions about immediately.
Foundation cracks 🏡
Small hairline settling cracks can be normal. But large horizontal cracks, stair-step cracks, bowing walls, or multiple significant cracks together? Different story.
Damp spots in the basement or stains on ceilings 💧Water intrusion is expensive. Look for discoloration, bubbling paint, warped flooring, active dampness, or freshly painted spots trying a little too hard to hide something.
Odd smells 👃🏽Especially in main living spaces and basements. Is it musty? Mold? Pet odor? Smoke? Sewer smell? Sometimes a smell is temporary … sometimes it’s pointing to moisture, ventilation, or long-term maintenance issues.
Doors and windows that don’t close properly 🚪One sticky door isn’t alarming. Multiple sticking doors/windows, uneven gaps, or doors swinging open on their own can potentially point to settling or structural movement.
Fresh paint in oddly specific spots 🎨A random freshly painted ceiling patch or one bright white wall in an otherwise older room always makes me curious. Sometimes it’s innocent. Sometimes it’s covering previous damage or repairs.
Sloping or uneven floors 📐Most older New England homes aren’t perfectly level… but noticeable sloping, bouncing floors, or sudden dips can signal larger structural concerns underneath.
A pretty kitchen is great. But these are the kinds of things that can cost buyers REAL money later if they’re overlooked 👀
