TUESDAY TIP 🏡 | Small Fixes. Big Impact. — Part 1

Getting your home ready to sell doesn’t always mean taking on a major renovation—or spending thousands of dollars.

Sometimes the small details buyers notice immediately are the ones that make a home feel fresher, brighter, more current and more valuable.

And the best part? Most of these are easy DIY weekend projects!

Here are my first 5 recommendations:

🎨 Fresh paint — one of my favorites because the impact can be HUGE. A gallon of paint is often around $50 and can cover roughly a 10’ x 12’ room for one coat. There’s nothing like taking a dingy, tired room and giving it a crisp color change. It instantly feels cleaner, brighter and even more luxurious—and can add thousands in perceived value.

💡 Refresh the lighting — say goodbye to those 90s “boob lights” 😂 and make sure your bulbs have a consistent bright, warm-white tone. Lighting can completely change how a space feels.

🔌 Switch plates & outlet covers — cracked, yellowed or dirty covers can make an otherwise clean room feel dated. New ones are inexpensive and instantly look cleaner.

🛁 Fresh white caulk — oh, I LOVE this one! Fresh, crisp caulk can make older tile—or even edges around LVP—look newer almost instantly.

And did you know you can actually paint certain types of tile? With the right prep, primer and paint, dated ceramic tile can get a whole new look without tearing it out!

🚽 Replace old toilet seats — simple, inexpensive and one of those tiny details that makes a bathroom feel noticeably fresher.

Small updates can make a BIG difference in how buyers experience your home.

🏡 TUESDAY TIP | Remember those ice dams last winter?

🥵With the summer heat, fall probably feels a long way off—but its not too far! 👉This is actually a great time to take a quick peek in your attic.

🥶 your home experienced ice dams last winter, water may have worked its way beneath the shingles and into the attic without ever creating an obvious leak inside your home. Add a hot, humid summer to moisture that may have been trapped there, and you could have the right conditions for mold or mildew to develop.

🍁Before we head into another New England fall and winter, grab a flashlight and take 10 minutes to look around.

🔎 Check for water stains or discoloration
🔎 Look for dark or fuzzy spots
🔎 Notice any musty odors
🔎 Check for damp, compressed or discolored insulation
🔎 Make sure vents aren’t blocked
🔎 Look for daylight coming through where it shouldn’t

🌟And remember—not every stain or dark spot is mold. If you find something questionable, that’s the time to have a professional take a closer look.

🌟Sometimes the best home maintenance is simply knowing what’s going on in the places you don’t see every day.

🏡✨ THIS or THAT ✨🏡

Okay… I need your opinions because I’m officially torn. 😅

I currently have natural cherry cabinets, and while I still love the warmth and richness of real wood, I’ve been wanting to give my kitchen a more updated, modern feel.

Originally, I was thinking about painting them…

BUT now I’ve completely obsessed with the white oak look— Still wood, modern — kind of coastal.

So now I’m stuck between:

🌿 Keeping the wood look with a more modern white oak-inspired finish
OR
✨ Painting them for a brighter classic kitchen look

I feel like the white oak trend gives that beautiful modern organic, luxury resort but yet still chic coastal vibe… while painted kitchens still feel timeless and elegant.
