Minnesota Housing Sends Mixed Signals Into Fall
Minnesota’s housing market is showing some interesting dynamics as we move into the fall. For the seventh consecutive month, new listings increased—up about 7% in Mid-Q3 to nearly 9,600 homes statewide. This pushed inventory above 20,000, a level we haven’t seen in seven years. While pending sales saw their first downturn in five months, the market has reached its most balanced Mid-Q3 point since 2017, with roughly 3.5 months of supply available. Year-to-date, both new listings (up ~7%) and pending sales (up ~3%) point to more sellers testing the waters, even if not every property finds a buyer right away. Greater inventory has given buyers more leverage, with sellers accepting around 98% of list price and average days on market stretching to 51. Despite this added supply, the median price statewide still climbed about 3% to $370,000—and affordability remains a challenge as we all watch interest-rate trends. My focus is always on helping clients navigate these shifts—whether you’re evaluating your next investment, buying your first home, or considering a sale, informed strategy is essential to building long-term wealth in this evolving market.
