buying a house comes with lots of questions (and opinions from others). my biggest piece of advice…. talk with an agent and lender early. the right ones will make sure you’re fully prepared and confident walking into your first showing.

because most buyers don’t know this list exists.
when you’re under contract, price is not the only thing on the table. here’s what I negotiate for my buyers:

1. closing cost assistance

the seller can contribute toward your closing costs so you bring less cash to the table. huge for first time buyers.

3. home warranty

ask the seller to cover a one year home warranty. covers appliances and major systems if something breaks after you move in.

3. possession date

need more time before you move in? or need to move fast? the timeline is negotiable too.

4. repairs from the inspection

your inspection report is not just information. it’s a negotiating tool. don’t leave it on the table.

5. rate buy down

in the right market** a seller can contribute to temporarily buying down your interest rate. lower payment, same house.

most buyers think the only move is to offer less. there’s a whole playbook beyond that. And I’m here to help you implement it.
