The first weekend on the market is the whole game.

If your home is going to sell for what it's actually worth, that's when it happens.

Not week three.

Not month two.

That first weekend - when the listing is fresh, buyers are hungry, and every serious person shopping in your area is watching.

Miss that window, and everything gets harder.

The price drops start.

The buyer pool thins out.

The offers that come in weeks later are already lower than what you would have gotten on day one.

Most agents don't treat the first weekend like it matters.

That's the problem.

Mike Bancroft listed 8829 Woodberry Rd in Plymouth.

A week later it was under contract. Over asking. In one weekend.

Here's why: Mike didn't wait for the first weekend.

He built toward it.

The pricing was set to trigger competition.

The photos were built to stop scrolling.

The marketing was running for days before the sign goes in the yard - so by the time Saturday arrived, buyers already knew this home existed, and the serious ones had already told their agents to get them in.

That's why offers came in fast.

That's why the price landed above asking.

That's why our sellers didn't have to sit through weeks of "showings" that led nowhere.

Here's what most sellers never hear: the first weekend isn't just when your home hits the market.

It's when your home is worth the most.

Every day after that, if the offers haven't come in, the value quietly starts eroding - even if the sign is still up and the listing still looks pretty online.

That's what the "Organized Approach Method" is built around.

We don't launch and hope.

We launch and win.

Because the first weekend only happens once.

If you're getting ready to sell and you want to make sure your first weekend actually delivers, message Mike.

He'll show you what a real launch looks like.

What in the hell are the Lions doing? Do they really want to get over the hump here? It’s like they lost that “ Grit” that got them here. Holmes seems to be more of a scout than a GM.

When Jim Blasius looked for a home in which to raise his five children, nothing on the market seemed to be quite right.

Homes had “big, goofy floor plans” that used space inefficiently and didn’t feel comfortable for a family to live in, he said. So Blasius decided to build a home instead.

Twenty-five years after moving into that home, he’s selling it. Blasius' needs are different now that his kids are grown, and he’s looking to travel more.

“It just seemed like a waste not to have a family being able to enjoy this in the way that we did,” Blasius said.

The 14,833-square-foot French country-style estate in Northville is on the market for $8.25 million, boasting six bedrooms, nine full bathrooms and three half-baths on 5.47 acres.

The property features a glut of amenities, including French gardens, two hot tubs and a year-round heated outdoor pool. Inside there is an elevator, a home theater with a starry ceiling, a built-in aquarium and a whiskey-tasting room with seating for four.
