She enjoys the dynamic real estate market and working in Bourne, Cape Cod, Plymouth, and the surrounding areas, where she’s lived since 2000. Shana lives in Bourne with her husband, three daughters, and adorable King Charles Cavalier Spaniel mix. Buying land is a completely different experience than buying a home — and it comes with its own rhythm, its own realities, and its own rewards.

1. You’re buying possibility, not a finished product.
Land is about vision. You’re purchasing the potential of what can be built — and that means doing the homework upfront.

Every parcel has rules: setbacks, conservation, utilities, engineering, septic, and what the town will or won’t allow. The right buyer leans into these questions early.

3. Due diligence is non‑negotiable.

Sometimes the house you “lose” is the one that clears the path for the home that’s meant for you.

The day we found this home — the one my buyers instantly felt connected to — we also got a call that the original house (the one they’d lost in a multiple‑offer situation) was coming back on the market. The seller wanted to know if they’d like to jump back in.

But by then, the clarity was undeniable.

They knew this was the right fit.
They wrote the offer.
It was accepted and just signed the P&S.

Two doors opened at once — and they chose the one that felt like home.
