In Switzerland, foreign buyers have restrictions on the size of home they are allowed to buy.....Net living space is generally capped at a maximum of 200 m² (and plot sizes at 1,000 m²). Exceptions: Some cantons may stretch limits up to 250 m² under special conditions, but larger sizes require rare, special government authorization.Gross vs. Net Area: Net living area excludes basements, balconies, and outer walls. Gross surface areas can run roughly 20% higher (around 240 m²), but habitable space remains tightly audited. Location constraints: Purchases are only allowed in officially designated tourist zones within specific cantonal quotas.

* The Senate voted to pass - 85-5 - a sweeping housing affordability bill aimed at lowering costs. And Congress passed the bill 358-32 with broad bipartisan support. The legislation makes it easier to build homes and slaps limits on Wall Street investors’ buying up houses. The legislation approves a series of funding and grant programs for constructing new homes, slashes red tape, and empowers local governments to expedite reviews to build more housing. It restricts large institutional investors from buying single-family homes. The provision requiring large investors who build or own at least 350 single-family homes to sell them after 7 years was dropped. The legislation offers no new funding for affordable-housing projects....or elevated mortgage rates and higher construction and materials costs, further hurt by import tariffs and labor-reducing immigration/visa policies. The bill exposes the limits of the federal government’s ability to increase housing supply. Congress doesn’t have the authority to change local zoning regulations and building codes that determine what gets built in America, bogging down new-housing development for decades. (WSJ)
