Just want to draw the attention of buyers to an item that isn't generally looked at with a home inpsection. This is the sprinkler system. This is something that you might want to ask the seller to go over with you. If it is not the right season to run the sprinklers and check that everything is working, there is a possibility that you will find out next spring that there are broken heads or even broken lines.

To be honest, my own sprinkler system has always needed adjustments in the spring and we have hit heads with snowblowers or driven over them and had to replace them in the spring. Make sure that you winterize your system. If you don't know exactly what to do, call in an expert and learn so that you can maintain your system. It is something you can learn how to do yourself and a well cared for sprinkler system keeps your yard looking good and can be a selling point for your property not to mention a time saver for you.
