Weāve seen what separates the homes that get attention quickly from the ones that sit ā and itās usually not a huge renovation.
If we could only tell a seller to focus on four things before going on the market, these would be our picks:
1. Price it right from day one.
It can be tempting to ātest the marketā at a higher price, but those first days on the market matter. You want buyers excited when your home hits ā not waiting for the first price reduction. Pricing strategically from the start can make a huge difference in where you ultimately end up.
2. Declutter like youāre already moving.
Buyers need to see the space, not your stuff. Clear the countertops, thin out the closets, pack away personal items and remove extra furniture. The goal is to make every room feel open, clean and easy for a buyer to picture themselves living in.
3. Fix the first impression before anything else.
Freshen up the front door, clean up the landscaping, power wash where needed and make the entrance feel welcoming. Buyers are forming an opinion before they ever step inside.
4. Get professional photos.
Your first showing usually happens online. Dark, cluttered or poorly taken photos can make buyers scroll right past a great house. Professional photography helps your home stand out and gets buyers interested enough to come see it in person.
None of these require a major renovation, but together they can completely change how buyers see your home.
