Most people have heard of a double tap at the breaker. It happens at the neutral bus bar too. โšก

National electric code allows one neutral wire per screw. In this panel there are several sharing, which is what you are looking at here. It is not dramatic and it is not expensive to correct, but it is a real defect and it goes in the report.

Panels tell you how carefully the rest of the work was done.

These channels running through the insulation are tunnels. Mice hollow them out and travel where it is warm and dark. No droppings visible in this spot, but the highway was obvious once I got the light angle right.

Worth knowing before you close, because sealing the entry points is a different job from cleaning up after them.

Everything the gutter collects dumps straight down in one place. It runs across the siding, then pools at the base of the wall and heads back toward the foundation. From there it is a basement problem instead of a gutter problem.

A downspout is one of the cheapest parts of a house. Missing one is not a cheap outcome.

A brand new kitchen is not automatically a safe kitchen.

This renovation looked beautiful. Not one GFCI receptacle at the countertop. Every outlet within reach of a sink is supposed to shut power off the instant current finds a path it should not take, and none of these would have.

It is an inexpensive correction, and it is the kind of thing that never shows up in listing photos.

Falling insulation. More common than most people think. ๐Ÿ 

It shows up in crawlspaces and attics, and because almost nobody goes up or under there, it stays hidden. Meanwhile the house is leaking energy through the exact spot that was supposed to stop it.

This is the sort of thing that never appears on a listing and never announces itself on a utility bill in a way you would recognize.

From the driveway a chimney looks like a chimney. Fly a drone up level with the crown and the story changes. Loose bricks, open mortar joints, a cap that is not doing its job. Water gets into every one of those and freezes.

Drone work is part of a standard inspection here, not an upcharge or a gimmick. It puts my eyes where a ladder cannot safely go.

Empty house, and the sump pit was about to go over the rim.

I reached in and lifted the float switch by hand. Nothing. The pump was not responding at all. I told the listing agent to call the owner right then and get a plumber out, because there was nobody living there to notice the water.

A vacant home hides this kind of thing for months. That is exactly why somebody should be looking before you close.

See the cracking in this driveway? That pattern has a name. Alligatoring.

It means the asphalt has lost its flexibility and is breaking into small interlocking pieces. Water gets into those cracks, freezes over the winter, and lifts them further apart. Caught early it is a seal coat. Left alone it becomes a full replacement.

Driveways are not usually why anyone calls us, but they show up in the report the same as everything else. On a Monmouth County home you deserve to know which repairs are urgent and which ones can wait a few seasons.

The filter in this return slot is four inches too narrow.

It looks installed. It is not doing the job. Dirty air simply flows around the gap instead of through the media, so everything the filter was supposed to catch ends up recirculated through the house or stuck to a damp evaporator coil.

Nobody buys the wrong filter on purpose. The slot size is easy to guess wrong and there is no warning light when you do.

Windows in a stairwell should be tempered glass. This one was not.

If someone loses their footing on the way down and goes into ordinary annealed glass, it breaks into long blades rather than the small blunt pieces tempered glass makes. It is one of those details that never gets noticed until it matters.

We check glazing type at every stairwell, landing and door sidelight on a Point Pleasant Boro inspection, and we tell you plainly whether it is a safety upgrade to plan for or something to leave alone.
