One of the areas that are often overlooked by a new owner is the date for the renewal or extension to their office lease. Your insurance company will alert you when you need to do your renewal - not so with your landlord. As most new buyers have their lease reviewed by their attorney, unless the attorney has notified them, no one talks about the notification period to extend your lease (exercise one of your options). Most leases have a notification clause that says you have to notify them not more than six months, nor less than three months before the end of your existing lease term whether or not you want to exercise your option. As this is usually about 4 plus years down the road, it can easily be forgotten. The truth is that if you don't make notification in that period, the landlord has a right to show you the door at the end of your lease - so - even though it is a very future event, make sure you "tag" it in a number of places the dates regarding your renewal.

My brokerage opened on the 1st of August, and we have four listings and more on the way. Life is good, and those who have followed me for years are signing into confidentiality statements so they will be notified as new opportunities are presented!
