THINKING ABOUT BUYING A HOME or CONDO – THIS IS A MUST READ

Starting August 17th, we have some important changes that you need to know about! 🗓️ From this date onwards, Your Realtor CAN NOT show you any homes unless you have signed an agreement with them. We know it used to be easy to just pop over and see a property, but now, no Realtor will be able to unlock a door for you without a signed agreement. 🖋️

This is non-negotiable for your Realtor.

Typically, the form you'll sign will be a Buyers Brokers Agreement or a Showing Agreement. Agreements will outline the roles, duties, and responsibilities owed to you by your agent. 🤝 Please understand this isn't something Realtors wanted to do, but it's now required. The good news is that together we can decide the terms of the agreement, so if you're not ready to fully commit, you can request an agreement that expires in a week, or a month or even one that just covers certain areas, all are doable, but an agreement must be signed. 🖋️

A key part of this agreement will detail the Compensation your realtor will receive if you make an offer on your dream home. 💼 This compensation is the buyer's responsibility, but rest assured, your realtor will work hard to have it paid within the deal through either a concession or price adjustment. 💪 Many sellers' will continue to offer incentives to help make their listings competitive in this market, but this is something we will now negotiate within your offer to buy any property.

Please understand this isn't something we want to do. Please be understanding and kind to your realtor who often works evenings and weekends to find you the perfect home when they ask you to sign an agreement before showing you a home. We don't have a choice in this matter, and it won’t be long before it feels totally the norm.

Dear family friends and everybody else, I just like to let you know the activities that we the Realtors have to complete every time we have a client, there is a lot of work and we don't get paid unless escrow close but the job needs to be done no matter if close or not, sometimes there are situations out of our control but We take the risk to Serve in a Professional way our clients! Sellers and Buyers need a Professional Realtor, like we all need Doctors, Lawyers, etc. The difference is that they get paid immediately and we the realtors only if escrow close. There is media manipulation going on out there regarding broker commissions; actually something I think will be helpful in the long run and establish your commission base moving forward. But read this - it’s fascinating…
The average FULL TIME REALTOR’s earnings last year was $31,900 @ 40+ hours a week. (Notice I wrote full time 40+ hours not 0-20 hours a week) which is well below the living wage. As a REALTOR they do not get paid a hourly wage or salary and they only get paid if they sell a home and it closes. They can only get paid by broker to broker. As an agent you could work with someone days, weeks, months, or years with no guarantee of a sale ever.
Essentially they wake up each day unemployed going on Job Interviews and they deal with constant rejection. They dedicate time away from family, use our time, gas, pay for babysitters, miss dinner and weekends and rarely take vacations. They are on 24/7! You constantly need to be on, or you could miss an opportunity. Once they do close a home, half goes to the other persons agent from the remaining half. They have lots of upfront expenses that must be paid out before they even get paid:
