Things to consider BEFORE moving to Miami, Florida:

1. You will never run out of new restaurants to try. The restaurant industry in Miami is one of the largest in the world.
2. The beach is the not the main attraction. Yes the beaches are amazing, but it is not the only thing to do.
3. Be ready to feel like you are always on vacation. People from all around the world are always visiting Miami throughout the entire year, creating a vacation-like environment nearly everywhere you go.
4. Everything runs behind. Whether it be from an accident, heavy traffic, a draw bridge, or just the laid back nature of the city, you will often find yourself late to events or waiting for people to arrive if you show up early.
5. Within Miami, there are many neighborhoods and parts of town. Each of which are very different. The area you live in will greatly effect your day-to-day life.
6. The majority of people here speak Spanish. It is recommended that you at least know the basics.
7. The weather will play a big role in your new life.

Wondering if you chose the wrong Real Estate Agent? Here are some of the most commons signs:

1. You have not spoken to your agent in several days.
- Lack of communication is a telltale sign that you are not receiving the service you deserve.

2. Your home as been on the market and you have seen very little action.
- In today's market, homes are selling fast, that is, if your agent knows how to get it in front of the right people.

3. Their commission is not negotiable.
-The commission is how the agent makes money AND this number is very-much so negotiable.

4. They are too eager to please you.
- Yes, you want an agent that is on your team but not an agent that does everything you say. Rather, your agent should do everything in your best interest and communicate that with you effectively.

Scared to buy property in 2022?

Don't be! Here's a few good reasons...

1. Just because the market seems crazy, doesn't mean it's peaked. Florida continues to be a highly desirable place to live with perfect weather, no state level income taxes, and many new jobs!

2. Mortgage rates were at an all time low in 2021, now they are rising and may continue to do so. (catch them while you can)

3. Many people today have the 2008 mindset - thinking the market is going to crash at any moment. This is not the case. Everyone buying property lately is highly qualified, if not a cash buyer, making the market stronger every day.

It is a great time to buy, just competitive.
