As a Home Inspector & Insurance Adjuster with over 20 years of experience in construction in South Florida. This simple thing is what gets me mad.
I know you’re probably saying “Its just a couple of missing screws, not a big deal”.
And you’re right!
However, that hole on the frame its not a decoration, its actually meant to be used with proper hurricane fasteners not that stainless steel.
What do i see in those photos? You may ask.
1. Missing Screws- frame becomes vulnerable allowing water intrusion making its way down the wall causing water damage and possible structural damage and microbial growth and does not meet Pressure per NOA
2. Wrong Screws- Does not meet Pressure per NOA
3. Due to water intrusion it creates moisture inside the wall, causing structural damage and microbial growth. Which leads to Discoloration to the wall, baseboard and flooring.
4. Work was completed by someone in this case with no knowledge and possibly no permits- which I would really hope a City Inspector didn’t approved this.
5. You will call your insurance Company and file a claim.
6. Depending on your Carrier ( the claim could get denied for poor workmanship, and a couple of weeks you receive a letter stating they will no longer renew your policy) because you didn’t like the outcome of the claim, you will get a PA or A lawyer.
7. That Claim will be showing on your property records, so when shopping for Insurance Quotes they will now that you have a record and your premium will be higher.
The money you saved by installing the windows yourself or hiring someone for “Cheaper or more affordable” just cost you 10x or more in repairs and insurance.
SO IS IT JUST A COUPLE OF SCREWS MISSING? STILL THINK ITS NOT A BIG DEAL?
How can you demand lower rates if you are causing the problem in the first place?
And i also know that insurance companies can be unfair in most cases. And my question to you is:
Do you have any recent inspection report, maintenance reports, appliances logs and life expectancies?
If you answer NO,
