Do you actually know your hurricane deductible? Here’s why I’m asking…

If your home has $400,000 in dwelling coverage and your hurricane deductible is 2%, that’s:
💰 $8,000

A 5% deductible on that same amount would be $20,000.

That’s VERY different from seeing a typical $1,000 or $2,000 deductible and assuming that’s what you’ll owe after a hurricane.

Your Friday homework takes about two minutes:

📄 Pull up your homeowners insurance declarations page.
🔎 Find your hurricane deductible.
🧮 If it’s a percentage, figure out what that means in actual dollars.

One more important Florida fact: hurricane coverage is for hurricane windstorm damage—it does not mean you’re covered for flooding.

Knowing your coverage before you need it can prevent a pretty unpleasant surprise later.

🌴 SPACE COAST SPOTLIGHT HISTORIC COCOA VILLAGE

One of the things I love about living on the Space Coast is how many completely different little pockets we have to explore.

Today we’re heading to Historic Cocoa Village. ❤️

It’s the kind of place where you can park, wander around the local shops and restaurants, and then walk over toward the Indian River.

You also have The Historic Cocoa Village Playhouse (CVP) and Cocoa Riverfront Park right there, plus community events throughout the year.

And here’s a fun one I found while looking at their current calendar: there’s a Saturday Art Market at Myrt Tharpe Square, featuring original art and local artists.

It’s such a great example of the small-town charm tucked into the Space Coast.

One number I’m watching right now: 68 days.

That’s the median number of days homes in Brevard County spent on the market in July.

So what does that actually mean?

🏡 SELLERS: Pricing correctly from the beginning matters. Today’s buyers have time to compare homes, and an overpriced property can sit.

🔑 BUYERS: You may have a little more breathing room than you think. Not every good home is disappearing overnight.

And here’s why I always say don’t make real estate decisions based solely on national headlines.

Real estate is local.

After one of our crazy Florida afternoon storms, give your house a quick 5 minute check. ⛈️

Look for:

🏠 Anything unusual or damaged on the roof
🌿 Fallen limbs or branches touching the house
💧 Standing water or drainage problems
🍂 Gutters or downspouts that aren’t draining properly
🪟 Damaged screens, windows or exterior areas

You don’t need to climb on the roof a quick walk around your property can help you notice little problems before they turn into expensive ones.

Florida Homeowner Reminder

When was the last time you actually reviewed your homeowners insurance policy?

If you’ve made improvements, replaced your roof, added valuable belongings, or simply haven’t looked at your coverage in a few years, it may be worth a quick review.

A few things to check:

🏠 Your current dwelling coverage
🌊 What is and isn’t covered for flooding
🌀 Your hurricane deductible
🔨 Any major improvements you’ve made
💍 Coverage for higher value belongings

Florida homeownership comes with a few extra things to think about, and insurance is definitely one of them.

Put this on your annual homeowner checklist it’s much better to understand your coverage BEFORE you need it.

📊 MARKET MINUTE | Why Do Mortgage Rates Keep Changing?

If you’ve been watching mortgage rates lately, you may feel like you’re watching a moving target. 🎯

You’re not imagining it.

The latest weekly Freddie Mac survey, released August 6, put the average 30-year fixed mortgage at 6.69%.

But here’s the part buyers often don’t realize:

Mortgage rates aren’t controlled by one person or determined by one single announcement.

They respond to a combination of things happening in the economy, including:

📈 Inflation
💵 The bond market
📊 Economic data
🏦 Expectations about future Federal Reserve policy
🌎 Broader economic and global events

That’s why rates can move even when the Fed hasn’t changed its benchmark interest rate.

So should you try to perfectly time the lowest mortgage rate?

Probably not.

A better question is:

“Does buying at today’s price, payment and rate make sense for MY situation?”

If it doesn’t, keep preparing.

If it does, you can explore your options without trying to predict exactly what rates will do next.

And remember—an advertised average isn’t necessarily the rate you’ll personally receive. Your loan program, credit, down payment and other factors matter too.
