New listings hit a four-year high
There’s been a notable shift in the US housing market—new listings have surged by 8%, reaching their highest point since August 2022. As someone who’s navigated countless market cycles over my 28 years as a Realtor (and as part of the Tracey and Mike Petrusha Team here in the Florida Keys), I know how these changes can impact both buyers and sellers. Active listings are approaching balanced territory, but with pending sales at a low and mortgage rates sitting at 6.66%, affordability remains a challenge. Even so, we’re still seeing a 2.2% increase in median home prices. It’s a complex landscape, but understanding the trends is key to making confident moves in real estate.
