"I think it's mold!"

Maybe... maybe not.

One of the most common complaints we receive in property management is black discoloration around Air Conditioner vents.

Before assuming the worst, we investigate.

In this case:

✅ Low moisture readings in the ceiling
✅ Extremely dirty Air Conditioner filter
✅ No evidence of active water intrusion

A dirty filter can lead to dust buildup, poor air quality, reduced efficiency, and lots of unnecessary concern.

🏠 Tenants:
Check your Air Conditioner filter monthly and replace it as needed.

🏠 Landlords:
Educate your tenants and put maintenance responsibilities in writing.

After dealing with too many preventable maintenance issues, we now include a Property Maintenance Addendum with our leases so expectations are clear from the beginning.

A little maintenance today can save everyone time, money, and headaches tomorrow.
