High-end properties are commanding unprecedented prices. In early 2025, several luxury homes in Miami-Dade and Palm Beach counties were listed for over $100 million. Notable examples include the Banyan Ridge Estate in Coconut Grove priced at $135 million and a three-house compound in Miami Beach listed for $150 million. Additionally, a spec house in Manalapan is on the market for $285 million, and Tom Brady’s custom “Billionaire Bunker” is rumored to be available for $150 million. Decline in Affordable Housing
The availability of affordable homes is diminishing. Between 2019 and 2024, the number of single-family homes sold in Miami-Dade County for under $500,000 dropped nearly 80%. Simultaneously, sales of homes priced between $500,000 and $1 million grew by 43%, and those above $1 million surged 147%. The median price for single-family homes reached $675,000 by December 2024. This shift is attributed to high-profile purchases by wealthy individuals and a shortage of lower-priced homes.

Wealthy New Yorkers relocating to Palm Beach have significantly influenced the local real estate market. This migration has led to a substantial increase in home prices and a reduction in available inventory. The median home price in Palm Beach County rose from $370,000 in 2019 to $665,000 in 2024. The influx of affluent buyers has also contributed to a decline in homes priced over $1 million and a surge in ultra-luxury property sales.

The completion of the Brightline train in 2022 has spurred development and increased property values along its route. Areas near stations in Miami, Fort Lauderdale, and West Palm Beach have seen significant growth, with residential sales near Miami’s Brightline station increasing by 31.9% between 2018 and 2023. This development has transformed these areas into major commercial centers, enhancing regional connectivity and supporting economic growth.
