As of today, here’s what we’re seeing across the South Florida housing market:

• Mortgage rates remain in the low 6% range
• Inventory is continuing to build
• Days on market are trending upward
• Pricing is stabilizing in many segments

We’re seeing a more balanced market take shape.

For buyers:
More inventory means more choices and better negotiating opportunities.

For sellers:
Proper pricing, strong presentation, and market awareness matter more than ever.

This is not a crash market.
This is not a runaway seller’s market.
This is a more measured market where strategy matters.

Florida friends, I’m curious how people really feel about this.

There’s been a lot of discussion in Tallahassee about eliminating property taxes on homesteaded homes and shifting some of that tax burden elsewhere.

If you had to choose, which option would motivate you to move or upgrade your home?

Option 1
Eliminate property taxes on homesteaded residences, but increase the state sales tax to 8% and raise taxes on commercial properties and rentals.

Option 2
Keep the current tax structure but allow full portability of your Save Our Homes value…. meaning if your current home has $500,000 in SOH savings, you could transfer that full amount with you to your next home regardless of purchase price.

Example:
If your home is worth $700,000 but you’re only taxed on $200,000, you have $500,000 in Save Our Homes savings.

Full portability would allow you to take that entire $500,000 tax benefit with you to your next home.

So if you bought a $900,000 home, you would only be taxed on $400,000 instead of $900,000.
