Thinking about selling your home? Here’s something most people don’t realize until it’s too late:
If your roof is nearing the end of its life, it might not just be a cosmetic or maintenance issue — it could actually prevent a buyer from getting homeowners insurance.
Even if a buyer isn’t financing, many insurance companies are tightening their policies and won’t insure homes with roofs over a certain age (often 15–20 years, depending on the material and carrier). That means your “perfect buyer” might fall in love with your home… only to find out they can’t insure it — and the deal can fall apart.
Before you list, it’s worth checking your roof’s age and condition. A small repair, certification, or even proactive replacement can make a big difference in how smoothly your sale goes.
