Title should reach out to borrower for closing time coordination. Makes zero sense to hand it off to the LO so they can then relay it back to title.

always talk about the solution. the goal. the final outcome.

then once they've bought in tell them what you need for the process.

examples:

bad: "get a free credit report and send it to me and we will see where we can go from there."

no one will do that

good: "if the credit checks out we can get you the 80% LTV you need and lock in the $450 in cash flow every month on that property."

Every lender needs a 1 pager with the following info

Ineligible states

Loan parameters (LTV, rates, points, term length, max and min loan amount, etc)

FICO requirements

Property types

Loan programs (DSCR, Bridge, STR)

Rural or non rural

As a lender if you don’t have a 1 pager like this you are losing to your competitors.

never be afraid to tell the borrower you'll have to close their file if they don't make progress on it.

Would they want to spend time on work matters that aren't getting them paid?

Never accept any excuses. Takes 2 minutes to upload ID, bank statements, and pay for an appraisal.
