This month's Konection was honestly such a good reminder that real estate is still a relationship business 👏

We called this meetup “Tap Back Into Your Network” for a reason… because sometimes the next deal, partnership, lender, contractor, buyer, or opportunity is literally one conversation away.

No big presentation.
No overcomplicated agenda.

Just a room full of Jacksonville real estate investors, wholesalers, flippers, lenders, and entrepreneurs actually connecting with each other again.

And honestly… those are usually the best rooms.

Really appreciate everybody who came out, networked, shared value, and poured into the community.

The way people are finding off-market deals is changing.

Instead of manually searching Facebook Marketplace, Craigslist, all these random sites people are using AI to do it for them.

Dolmar Cross explains how you can literally say “go find me vacant lots in this area” and it’ll go pull from places you didn’t even think to look.

That’s the part that got me.

Because most people are still doing this the old way… scrolling, searching, hoping to find something.

Meanwhile, the people using this are just… sourcing opportunities faster.

I don’t think it replaces anything… but it definitely amplifies what you’re already doing.

Just something to start paying attention to! 📱💬

This one was messy…

Like underwater mortgage, behind on payments, didn’t even live in the house anymore, needed work AND a roof 😅

And I remember thinking… yeah, this is why most people would just walk.

Because on paper?
There was no deal here.

But situations like this are exactly why I love what we do.

Because it’s not always about numbers first… it’s about people.

She didn’t need another investor trying to “get a deal”
She needed someone to actually help her figure out a way out.

And once we slowed down and actually looked at what was going on…

it worked.

Not the traditional way. Not the “clean” way.
But the way that made sense for her.

Those are the deals nobody talks about… but they’re happening every day 💰

Let’s be real… If you’ve been in this game long enough, you’ve seen it.

A wholesaler sends a deal and the ARV looks REAL nice.

Maybe a little too nice 🤔

Here’s the truth:
👉 Never trust the ARV at face value.

What do we do instead? We verify EVERYTHING.

Because one inflated ARV can kill your entire deal, and this is where a lot of newer investors get burned…

They buy based on hope instead of data.

💡 The real move: Protect your downside first. Profit comes after.

“Hey, I’ve got $200K sitting in the bank…”

Cool… but what is it actually doing for you?

Sitting. Losing value. Not working.

Now imagine this instead:

You don’t just lend the money…
👉 You become part of the deal.

We structure it like this:
• Bank funds ~75%
• Seller carries a portion
• You come in as a partner (not just a lender)

Now you’re:
✔ Getting cash flow
✔ Benefiting from appreciation
✔ Leveraging tax advantages
✔ Still staying in the upside of the deal

This is what creative finance actually looks like.

It’s not about squeezing the seller…
It’s about structuring a deal where EVERYONE wins.

Because when you do that?

People are way more open to working with you.

And that’s how you start doing deals differently.

This might be one of the craziest deals I’ve heard in a minute…

Luis didn’t just negotiate price… he solved a real problem.

The seller couldn’t get to work.
No transportation. No options.

So instead of walking away from the deal…

👉 He bought her a $30,000 Tesla three weeks BEFORE closing… just to make the deal happen.

And guess what?

They locked up the deal that nobody else could.

That’s creative finance.

It’s not always about price…
It’s about understanding what the seller actually needs.

Because when you solve the real problem…
you create opportunities other investors never even see.

Mandy’s real estate journey began in 2017 with a leap of faith—a blind flip while 8 months pregnant and her husband, Keith, working out of town. By 2018, they had purchased their first rental (before the Airbnb boom), and within a few years, built a $3.5M portfolio of 22 doors across short-term, long-term, and mixed-use properties. They later launched a wholesaling and private lending company to fund their own deals and help other investors grow. Keith retired in 2020, Mandy in 2024—and together they’ve proven what’s possible with grit, vision, and creative strategies.
