You wake up, sip your coffee, browse the MLS listings, and there it is — your house, unsold.

If this is you this February, consider making these tweaks to turn that 'for sale' into 'sold'.

1. Adjust the price.
A high price tag is often the biggest obstacle to a quick sale. Maybe it's a tad too high compared to the neighborhood average or isn’t in line with your home’s condition. Perhaps it’s time to reopen that conversation with your agent.

2. Improve the condition.
A chip in the paint or a squeaky door could turn potential buyers away. Maintaining your property and doing necessary repairs shows buyers your house is ready to be their home.

3. Stage and declutter.
Ever been to a crowded store where you couldn't find anything you wanted? That's how buyers feel in a cluttered house. Creating a visually appealing, spacious environment can do wonders.

4. Work with the right agent.
If your home isn't getting the right amount of showings or offers, it might be time to reevaluate your agent. Discuss details about how they’re working to sell your home, find out what they’re doing, and confirm you're both on the same page.

Wondering what the 2024 housing market might bring for homebuyers? Sharing the latest 2024 forecast from Housingwire:

Mortgage rates: While rates reached more than a two-decade high in 2023, they cooled at the end of the year. Expect them to settle between 6% and 6.5% in 2024. This is higher than pandemic levels but lower than 2023 peaks.

Home sales: The number of home sales is predicted to pick up in 2024 but will still be below average due to ongoing uncertainties in the economy and the housing market.

Home prices: The direction of home prices depends on market dynamics. If sellers enter the market before first-time buyers, expect a modest dip in prices early in the year. If buyers enter first, it will be a competitive market with rising prices. However, any price drop is likely to be short-lived due to low inventory levels.

Inventory: Inventory will increase somewhat in 2024, but it will still be low largely due to demographic factors, such as Baby Boomers staying in their homes longer and fewer homes available for downsizing.

Renting: Rental deals may be more attractive than buying in the early part of 2024 due to new apartment constructions and rent declines. Nonetheless, the demand for homeownership remains strong among millennials, a group that’s underrepresented in current homeownership statistics.

You’re all about hot fun in the summertime, just NOT inside your home. For this week's nod to National Homeowners Month, here are four to keep your home cool without laying a finger on the thermostat:⁣

1. When you leave for the day, close the curtains, blinds, or shades.⁣
2. Rotate ceiling fans counterclockwise to force air down and create a breeze.⁣
3. Crack open your windows in the evenings when the air outside is cool.⁣

The appraisal came in low. Now what? ⁣

First, don’t stress. There are lots of things you can control in the buying process, but one you can’t? Where that appraisal comes in. Take a deep breath and remember, an appraisal is good — it’s there to keep you from overpaying on a home.⁣

So what to do when the number is punier than your purchase price? Here are your options:⁣

- Appeal it.⁣
- Ask for a second appraisal.⁣
- Negotiate the purchase price with the seller.⁣
- Find more cash to bring to the table.⁣

Now, sellers, listen up; unless you’ve got a cash offer, a low appraisal could be a full stop to your selling plans. Help your home appraise for top dollar by: ⁣

- Providing the appraiser a list of your offers (if you receive multiple ones) to prove the price was right.⁣
- Cleaning and decluttering to have your home looking its best.⁣
- Being present at the appraisal to point out your home’s features (subtly, of course!).⁣

Oh, I love it when I'm asked this question—especially in this sizzling market! So sellers, grab a pen and paper, your smartphone, or just your noggin, and let’s crunch some numbers.⁣

Take your selling price and subtract:⁣

1. Mortgage payoff amount (Heads up! This isn’t the same as your last statement balance.)⁣

2. Real estate commissions (Typically 6%; 3% for buyers agent and 3% for your agent.)⁣

3. Costs to stage and prep your home (Budget 1% of selling price.)⁣

4. Seller concessions (Costs you agree to pay to help close a deal; usually 1.5-2% of selling price.)⁣

5. Moving expenses (Plan for 1% of selling price.)⁣

All said and done, seller expenses average 10% of the selling price. If that sounds high, don’t fret! In this market, home prices are up close to 10% — and that's after a 19% jump in 2021!
