The most common question I get from families with an inherited house: do we need a court order to sell? The answer depends on two things your attorney can tell you on day one. Was the house homestead, and does the will give the personal representative a power of sale.

If the answer is the right way on both, the house can usually move without a separate order. If not, the attorney files first and the contract waits for the order.

If you're selling an inherited house, the offer isn't the finish line right now. The inspection is. Know the condition of the house before the buyer does.

Thinking about moving into a Florida house you inherited? Amendment 3 is on the ballot November 3.

If it passes, the homestead exemption on non-school taxes rises to up to $150,000 in 2027 and $250,000 in 2028. People who become Florida residents in 2027 or later start at $50,000 and reach the larger amount after four years. It needs 60% to pass, and nothing changes unless it does.

Separately, Florida generally reassesses a home when ownership changes, so a parent's tax bill doesn't simply carry over.

I'm not telling anyone how to vote, and I'm not an attorney or CPA. Your county property appraiser can run your numbers.
