🦋🌼 Happy 1st Day of Spring! 🌼🦋

As the weather starts to heat up, so does the real estate market. If you're looking to buy, here are a few tips to get prepared.

1) Get an idea of what you're looking for. I recommend creating a "wants vs. needs" list to get specific about the most important features of your new home. Go for a drive around neighborhoods to see what you like / dislike.

2) Get your finances in order and get pre-approved. It's very important to have your pre-approval (if getting a mortgage) or proof-of-funds (if buying in cash) in hand before starting your search. You'll need to have either of these to accompany your offer. When the perfect homes pop up, we'll need to move quickly so it's important to have these ahead of time to avoid any unnecessary delays.

It's almost the first day of spring already! ☀️🌷🐣
No need to get overwhelmed by March spring cleaning — take it room by room in manageable groups of threes. After all, three’s a charm!⁣ ☘️

🧹In your living room:⁣
- Dust ceiling fans and light fixtures⁣
- Vacuum or dry clean curtains and clean window blinds⁣
- Wipe down baseboards and clear corners of dust bunnies and cobwebs⁣
- Wash throw pillows/covers and sofa blankets

🧹In your bedrooms:⁣
- Clean out drawers and closets (and donate gently used items)⁣
- Wash comforters, shams, pillows and blankets⁣
- Rotate and/or flip your mattress⁣

🧹In your kitchen:⁣
- Empty the fridge and wipe down all the shelves
- Defrost the freezer and toss any freezer-burned food⁣
- Wipe down your microwave, stovetop, coffeemaker, and any other small appliances⁣

🧹In your bathrooms:⁣
- Toss out expired makeup, toiletries, and OTC medicines⁣
- Clean shower door with a mixture of vinegar/dish soap (Pro-tip: finish with Rain-X!)
- Wash floor mats⁣/rugs
- Clean grout (or regrout if needed.)

🔹 Expect multiple offers. According to recent data by the NAR, the average seller is receiving 3.7 offers on their home. While this may taper down a bit, it’s likely you’ll have more than one buyer interested in your home.⁣

🔹 Expect to learn a lot of real estate lingo. Multiple offers mean you'll be doing a deep dive into contingencies, escalation clauses, appraisals, and inspections to determine which offer is best for you. No need to stress — I will explain it all!

🔹 Expect competition to increase. Spring is the busy buying season so while inventory has been low, many who delayed selling during the pandemic will be looking to capitalize this spring. ⁣

✅ Truth: Rates are low, but don’t let that rush you into a decision you’re not quite ready for. Consider the flip side: Low rates have pushed home prices up more than 19%. Translation? You could end up overpaying for a home just because rates are low.⁣

❌ Myth: IF you find a house you like, THEN you can worry about a mortgage.⁣
✅ Truth: Nope. Not true. In this market, you’ve got to have your financing locked up if you want a chance at nabbing the home you love. Offers are flying around so fast you simply don’t have time to make an offer without a pre-approval.⁣

❌ Myth: You need piles of cash lying around to buy a house.⁣
✅ Truth: The average buyer put down just 12% in 2021. For first-time buyers, the average was closer to 7%. So while you do need to be financially sound and have a steady job, the 20% down payment myth is just that…a myth.⁣
