Most buyers completely skip this… and it can cost them later.

Pre-drywall is hands down the most important step in the new construction process — and most people don’t even realize it.

This is your last chance to see everything behind the walls before it’s covered up:

✔ Electrical wiring
✔ HVAC runs
✔ Outlet + switch placement
✔ Smart home features (like doorbells, thermostats, etc.)

In this build, we caught:
– A crimped AC line (affects airflow long term)
– Misplaced thermostat wiring
– Doorbell positioned wrong (camera would’ve been useless)

None of these are “major”… but they matter — and once drywall goes up, they’re a pain (and expensive) to fix.

Pro tip: Always do your inspection right before your pre-drywall walkthrough so you can actually get things corrected in time.

If you’re buying new construction in Northeast Florida, don’t go in unrepresented — the builder has their team… you should too.

Once the drywall goes up, these mistakes are buried for good.

Pre-drywall is the one walk-through where you can still see what’s about to be hidden behind your walls forever; bowed framing, a wall that isn’t plumb, missing blocking where your upper cabinets are supposed to anchor.

On this new construction walk in St. Johns County, we caught all three, and the builder added the cabinet blocking the next day.

The thing most buyers never check? Whether the electrical plans are even on-site — because without them, nobody can confirm your switches, your under-cabinet lighting, or where your thermostat lands.

I include this inspection when I represent you, and the builder pays my commission, so the extra set of eyes costs you nothing.
